Does your agent treat both you and your tenant fairly? Do they act with integrity when things get difficult, not just when everything's running smoothly?

It matters more than most landlords realise. The way your agent behaves directly shapes the performance of your investment. A well-let property with a well-treated tenant means steadier income, fewer void periods, and far less stress. Poor practice, by contrast, tends to surface later as arrears, disputes, damage, or legal trouble.
So, what does good ethics look like in a letting agency?
In our view, it comes down to five things.

Honesty, first. Ethical agents give clear, evidence-based advice on rental values. They won't inflate a figure to win your instruction or gloss over a softening market to keep you happy. You get the real picture, even when it isn't the one you were hoping for.

Respect for tenants. This isn't about taking the tenant's side; it's about professionalism. Fair communication, prompt maintenance responses, and a courteous approach. Tenants who feel respected stay longer and look after the property, which ultimately protects your return.

Proactive compliance. Legislation around deposits, safety and licensing keeps shifting. From the Renters' Rights Act to EPC changes, the rules keep moving. Ethical agents stay ahead of it rather than scrambling when something goes wrong. Cutting corners saves time today but can cost thousands tomorrow.

Handling problems properly. When rent falls behind, or a dispute flares up, ethical agents don't go quiet. They raise issues early, communicate openly with both parties, and follow the correct legal procedures, protecting your position without abandoning professionalism.

Transparency throughout. You should always know what's happening with your property, from viewing feedback and property inspections to maintenance costs. No vague updates or silence, and no surprises.
This is the standard set by the Ethical Agent Network, and we're proud to be members. Every member is independently assessed and must demonstrate a consistent track record of honesty, professionalism, and community-minded service. It isn't a badge you can buy, as it has to be earned. And if standards slip, it's taken away.
For landlords, that matters. When your agent operates ethically, everything else gets easier: better tenants, lower risk, and a more sustainable, successful investment over time.
