Why do some agents charge so much less?
Usually because they are running a different model. A very low fee often means a high-volume approach, where the aim is to list as many homes as possible rather than to get the very best result on each one.
That can mean less marketing, fewer accompanied viewings, less experienced negotiators, and less time spent chasing your sale through to completion. None of that shows up on the price list, but all of it shows up in your result.

What can a low fee actually cost you?
The honest answer is: potentially far more than the fee itself. The job of a good agent is to achieve the highest price the market will pay and to get the sale over the line. A weaker result on either front dwarfs any saving on fees.

Look at how they market homes like yours, not just any home.
Judge their communication from your very first contact. If they are slow now, they will be slow later.
Ask how they arrived at their valuation, and be wary of the highest number with the thinnest justification.
Read genuine reviews, and ask people you trust locally.
