Please Don’t Buy This: How to Spot the Wembley Home You Should Never Buy

Some people think estate agents are pushy. And that they don’t care about what you buy as long as you buy it from them.

Please Don’t Buy This: How to Spot the Wembley Home You Should Never Buy
But when you house hunt with an Ethical Agent Network member, that’s further from the truth than Pluto is from the Sun. (Around 3.7 billion miles give or take a few million.)

It’s true that estate agents work for the seller.

That doesn’t mean we’re not passionate about helping the buyer, too. We most definitely are.

We want to help you find the perfect house or flat and make it yours.

The house we don’t want you to buy is the house that’s not right for you.

Please don’t buy these houses

A house that’s too expensive.

Affordability is the name of the game today. It’s never a good idea to buy a house you can’t afford to buy or to run.

A house that’s too small.

A house that’s too small for you and your family could see you hunting for another one much sooner than you’d like.

A house that’s too big doesn’t make a whole lot of sense either. (But feel free if you like wide-open spaces.) It’s your money, it’s your choice.

A house that needs work, if you’re not enthusiastic about doing it up and making it yours.

A house that doesn’t need work, if you’re looking for something you want to put your own stamp on.

A house that’s not in the right place. It’s often said that location is everything, and it’s true.

Yes, there’s something to be said for considering locations outside your favourite spots. You might find a hidden gem.

But at the end of the day, you need to be able to get to work, schools, the shops, friends, etc.

Don’t buy a house somewhere that’s not right just because it’s in your budget.

It’s OK to say NO

If you’re in the market for a new home, feel free to look at what we have on our books.

Book a viewing of anything you like. Ask lots of questions. Book in a second viewing if you need to.

Then, if you decide it’s not for you, please say so.

We’ll be more than happy not to sell you a house that’s not right.

And it just makes it easier to help find you one that is.

Try not to be shocked.

This isn’t something every estate agent will tell you. Estate agents don’t want to be known for not selling houses.

But we do things differently here. And it’s just one of the small differences that make us an ethical estate agent.

Estate Agency Done Ethically

Many people don't trust estate agents. We're trying to fix that.

And that's why we are proud to be a member of the Ethical Agent Network (EAN).

It’s an independent body that checks our work against strict standards for honesty, service, and how we look after our clients, colleagues, and community.

We're the only agency locally that's passed the EAN bar, and we're assessed every three months to ensure our standards remain high.

So, if you're thinking of selling, switching agents, or want straight answers to your questions, talk to us.

Meet Abigail

Hello, my name is Abigail, and I am the Grey in Grey & Co. I started working here in 2002 as a Junior Negotiator and have worked my way up the ranks since then. I took over running the company in 2014 and have been enjoying the roller coaster that is leadership ever since.   During my 20 plus years at Grey & Co I have dealt with the sale of over £100,000,000 worth of property and overseen the management of assets worth £250,000,000 for clients around the world.   I also had the pleasure of working with my father, the founder of Grey & Co, for 15 years before he sadly passed away and from him, I learnt the work hard ethic and our values today are still the ones that he founded the company on all those years ago.   Be Remarkable, Be Passionate, Be Humble and Be Better.   As a community centric boutique family agency, you couldn’t find a better partner to take with you on your property journey.
