6) How often will I hear from you?
You shouldn’t have to chase for updates or wonder what’s happening with your property.
Ask how often the agent communicates, what updates you’ll receive, and who your main point of contact will be. Whether it’s regular statements, inspection reports, or quick updates when something changes, consistency matters.
A good agent keeps you informed without you needing to ask.

7) What happens at the end of a tenancy?
The end of a tenancy is when issues often arise, especially around deposits and the property's condition.
Ask how check-outs are handled, whether detailed inventories are used, and how disputes are managed. You should also know how quickly the property is prepared and re-marketed.
A clear process here avoids delays, protects your position, and keeps everything moving.

8) How do you reduce void periods?
Every empty week is lost income.
A proactive agent won’t wait until a tenant leaves before acting. They’ll monitor tenancy timelines, begin marketing early where possible, and provide sensible pricing advice to maintain demand.
Over time, even small reductions in void periods can make a noticeable difference to your overall return.

9) Will I deal with one person throughout?
Consistency matters more than many landlords realise.
If you’re passed between different people, things get repeated, missed, or delayed. It also slows down decisions when it matters.
Ask whether you’ll have a dedicated contact who understands your property and your preferences. A strong working relationship makes everything easier.
10) What results can you show from your current landlords?

Finally, ask for evidence.
It’s easy to make promises. Results are what count. Ask about average void periods, rent achieved versus asking price, and what current landlords say about working with them.
This isn’t about catching anyone out. It’s about making a decision based on real performance, not a good sales pitch.
